The Palmer — House Manual
Please, no smoking on property.
Welcome to The Palmer! We are thrilled to be hosting you. This document contains mostly what we hope is helpful information for you, along with a very small handful of dos and don’ts. (We absolutely can’t stand booking an Airbnb and then getting inundated with dos and don’ts, ALL CAPS font, and rules that are more likely geared toward the one bad apple!)
Pre Arrival:
Please be sure to download the Airbnb app, as that is our exclusive form of communication, because it is safe and easy. The app is also where all of the important information is about the property, including check-in, and check-out.
If you plan to use the pull-out sofa bed, please let us know at the time of booking so that we can have fresh linens available. You can leave used sofa bed linens in the laundry room at the end of your stay.
If you are a bridal party using the property for your bridal suite, please let us know, and let us know how many in your party will be staying overnight, maximum of 6 guests.
Arrival:
Check-in is at 3:00.
The address is 416 West Palmer Street at the southeast corner of 5th & Palmer.
You can park behind the detached garage, on the street on 5th or on Palmer, or in the city lot at the northwest corner of 5th and Palmer.
Enter through the front. We will send your customized entry code for the front door keypad at 3:00 on the day of check in.
Enter the code, press unlock, wait for the beep and checkmark to flash, then turn the door handle. (Otherwise the lock will jam.)
To lock the door, pull it tight, and then hit the lock button.
General House Information:
We have exterior cameras in the front and back for your safety and protection.
There is a gas fire pit side table on the east side of the covered front porch, and a gas fire pit coffee table on the west side of the covered front porch. There is a lighter in the top drawer of the living room TV cabinet should you need it. To turn on, turn the dial to low, then push it while pushing the ignite button. Turn dial to off when done.
Please use heat protector mats on glass surfaces, countertops, wood surfaces, etc. They are in the top left drawer in the bathroom. There are also silicone mats in the bar on the enclosed sun porch, and in the second kitchen drawer.
All of the drapes in the living room, bedrooms, and dining room are all blackout.
We have a fully functioning water softener system and reverse osmosis drinking water.
Detached garage is locked owners storage.
Living room:
Porch light switch is to the right of the front door, inside, when facing the front door.
There is a 65-inch Roku TV that you can use, in guest mode, to access your own personal streaming apps.
Please let us know if you will be using the pull-out sofa. Please use the pull out/hide-a-bed for sleeping. For safety and cleanliness, please do not sleep on the sofa without pulling out the hide a bed. We will provide linens.
The navy sheets in the drawer of the TV cabinet can be used to lay down on the sofa for lounging if you’d like.
There is an alarm clock and flashlight in the top left drawer of the living room TV cabinet for anyone using the sofa sleeper.
Please use coasters on all surfaces. They are located throughout the house.
Umbrella in the top left drawer of TV cabinet in case it rains during your stay, please feel free to use it and then leave it for the next guest.
Bedrooms: (front bedroom has a king bed and back bedroom has a queen bed)
Each bedroom has 43-inch Roku TV that you can use in guest mode to log into your own personal streaming accounts.
Each bedroom has an air purifier. They run 24/7 to keep the air fresh and clean, and to minimize dust.
Each bedroom has a ceiling fan. The front bedroom fan runs with the pull chain when the light switch is turned to the on position. The back bedroom fan is remote controlled when the light switch on the wall is flipped down.
Each closet has luggage racks, iron, steamer, distilled water for the iron and steamer, ironing board, hangers, extra blanket, first aid kit, hand mirror, and small portable table for Cpaps or any other items for which you need an extra surface.
The king bedroom has a desk/vanity for working or getting ready. Please use heat protector mats for hot hair tools. They are located in the desk drawer and in the top drawer of the dresser, extra blanket.
Alarm clocks have adjustments for the brightness on the back.
Each bedroom has a flashlight at each bedside.
Please use coasters for drinks on all surfaces, located on each bedside.
Extra towels in bedroom dressers.
To turn on the back bedroom light, make sure that the switch is flipped down, and press the center button on the remote. Press smaller buttons for ceiling fan controls.
Front bedroom – turn on light with the switch, use pull chain for ceiling fan.
Closet door in back bedroom is off hinges, but it does close.
Back bedroom closet has suction cup black out curtains in a box on the right hand side of the closet.
Kitchen & Dining Room:
Kitchen and coffee bar are fully stocked with a nurtribullet, Keurig, 12 cup coffee pot, electric tea kettle, beverage fridge, battery powered hand milk frother, ice bucket, beverage napkins, straws, disposable hot and cold cups, wine opener, wine glasses, spices, olive oil, pots and pans, microwave, drinking glasses, dinner plates, salad plates, cereal bowls, pasta bowls, serving platters, toaster, mixing bowls, glass food storage containers, cutting boards, can opener, pizza cutter, funnels, mortar and pedestal, whisks, spatulas, pancake turners, grater, zester, ice cream scoop, tongs, cheese knives, serving spoons and forks, knives, steak knives, sharpener, cheese knives, silverware, dinner napkins, ziplocks, saran wrap, aluminum foil, waxed paper, colanders, measuring cups and spoons, pots and pans, scrambled egg pan, baking pans, muffin tins, paper towels, dish towels, dish cloths, sponges, dish soap, pods, hand soap, garbage disposal, cooking utensils, food service gloves.
Coffee bar – contains a variety of teas, instant coffees, K-Cups, ground decaf and regular coffee for the Mr. Coffee coffee pot, a variety of real and artificial sweeteners, including sugar cubes, honey sticks, equal, sweet n low, etc., land-o-lakes half and half.
There is a reverse osmosis tap for drinking water, so you do not need bottled water. Use the tap for drinking water and for the coffee pot and Keurig.
Keurig operation- Place cup underneath drip. Hit power button. Open water reservoir and add reverse osmosis water. Close. Open K cup holder and Put k cup in slot. Close. Hit the k button. Wait for water to heat. Then coffee to brew.
The beverage refrigerator is often stocked with drinks. Please help yourself.
Baking pans are in oven drawer along with oven mitts. Use silicone trivets.
Place food in trash, not down drain.
Do not use Clorox wipes or cleaner on counter tops. Warm water and dish soap only.
Cabinets above the coffee bar contain plastic dishware and glassware for use at the outdoor dining table.
Kitchen, coffee bar, and bathroom counter tops are quartz and cannot be directly exposed to heat or to harsh chemicals. Please use cutting boards and silicone mats for cutting. Please use silicone mats and trivets for hot pots and pans and flat irons and curling irons.
We periodically stock the beveridge fridge, and you are welcome to help yourself to any drinks there.
Pantry cabinet in dining room is locked owners cabinet.
Coffee bar light is LED and on delay, flip the switch on, and it will turn on after a few seconds.
Quartz counter tops can only be wiped with soap and water. No Clorox wipes, Windex, or other cleaners. Please use trivets and silicone mats for hot pots, pans, and dishes. Silicone mats are in second wide drawer in the kitchen, to the side of the ziplock bag caddy.
Do not use original door and screen door that leads from dining room to enclosed sun porch.
Bathroom
The bathroom is stocked with hand soap, hand lotion, toilet paper, hand mirror, flat iron, curling iron, first aid kit, tampons, hair ties.
Help yourself to any toiletries in the bathroom vanity or drawers.
Bathroom countertops are quartz. Please use the silicone heat protector mats for hot tools. They are in the top left hand corner drawer of the bathroom vanity, along with a flat iron and curling iron.
Extra toilet paper and first aid kit are underneath the bathroom sink.
Medicine cabinet up above vanity has pain reliever and antacid.
May have to pull the shower handle twice to get full water pressure.
Additional towels are in the linen cabinet up above the toilet. Use black face towels for makeup removal.
Laundry room
TV trays in the laundry room in case you need to hook up a c pap or other medical equipment, you can bring a TV tray to either bed side.
Washer and dryer and laundry liquid detergent are available.
Broom, hand broom, dust pains, dusters, Swiffer, and fly swatters are in laundry room.
The laundry door is the original door to the house. Sometimes you have to fiddle with the knob for the door to close.
Enclosed back porch/sun porch
The backdoor was hit with a rock while the groundskeeper was mowing. ETA of new door installation is late August.
Note, this is a porch, so it can get dusty just like an outdoor space can get dusty. We do vacuum, dust, and wipe down all surfaces at every turnover.
Please lock the backdoor when leaving (hit the lock button).
Enter through the front using your customized code as there is no code for the backdoor.
Keep sliding glass door closed.
Porch gets very warm when the sun is out – there are two floor fans and one tower fan, but it may not be comfortable during the summer/when it is over 75 outside.
Please do not open or touch the back porch windows.
If you use the bar, please use the silicone mats that are inside the bar to protect the bar top.
Backyard
It is best not to use the dining table sun umbrella when it is windy.
Use plastic plates and glassware for outdoor dining. They are located above the coffee bar.
Weber gas grill available for use. Please clean following use. Supplies are in the brown box against the house, garden hose, if needed, is on the east side of the house.
Wood burning fire pit in the backyard. Firewood, lighter, and Firestarter are in the supply box up against the east side of the garage.
Trash receptacles in the alley.
If you encounter any issues during your stay, please contact Amy through the Airbnb app, and we will resolve as soon as we can.
Check-Out:
Check-out is at noon.
Load and start dishwasher.
If you used the sofa bed, please put linens in the laundry room.
All trash, including from use of the front porch, back yard grill, dining table, and wood burning firepit, made it to a trash receptacle.
Make sure that the refrigerator is cleared of any items that you brought.
If you cooked, please make sure that counters and dining table are free of food debris.
If you used the gas firepit tables on the front porch, please double check that gas is turned off.
Double check the house to be sure that you’ve retrieved all of your personal belongings, including closet, bedside tables, dresser drawers, bathroom, etc.
